We start with a visual inspection of suspect areas, then use infrared imaging to locate hidden moisture behind walls and ceilings. We collect air samples and, if visible growth is present, surface swab samples. Everything goes to an accredited lab for analysis.
Most residential assessments take 1–2 hours depending on property size and how many sample points are needed. We never rush finding the moisture source matters more than finishing fast.
Lab results are typically back within 24 hours. Your full written report follows with photos, lab data, and plain-English explanations of what was found and what it means.
No and that is intentional. We are licensed mold assessors, not remediators. Companies that both test and remove have a financial incentive to find mold. We only test, so our findings stay honest.
If mold is found, we write a detailed scope of work specifying exactly what needs to be done, in what order, and to what standard. You hand this to a remediation contractor so they cannot pad the job.
After remediation is complete, we re-test to confirm the work was successful before you move back in. Many insurance companies and lenders require this clearance testing.

Yes. Our assessors are licensed by the State of Florida as Mold Assessors, and all lab analysis is performed by ProLab, an independently accredited laboratory. We carry both Errors & Omissions and General Liability insurance.
