- WHY IS MOLD AN ISSUE?
- Affects your health.
- We now know that some molds produce toxins which have been linked to severe cases of asthma, respiratory problems, and many other very serious ailments. If you are susceptible to mold allergies or have other medical issues there’s a high probability that you will have an adverse reaction in moldy environments.
- Impacts your home.
- Mold can decompose matter. Over a period of time, mold can destroy anything and everything it comes in contact with, including your home and personal belongings.
- Hope Home Inspections LLC is NOT in the mold removal or mold remediation business. So, we will not provide these services. If you wish to have mold removed from your home we suggest contacting a mold remediation company.

Comprehensive inspections to safeguard your health and property.
A complete mold inspection is an evaluation of a structure completed by a licensed mold assessor to determine whether or not a structure has a mold problem.
The purpose is to detect the presence of suspected mold growth in areas of the property. The inspection will describe the microbial growth along with conditions that could contribute to microbial growth. Typically, mold thrives in dark, damp areas. Many homeowners don’t even know they have a mold problem until it becomes a serious issue.
A remediation protocol can be added to this inspection. A mold remediation protocol is a detailed plan created by a licensed mold assessor or environmental specialist that outlines the specific steps, guidelines, and recommendations for safely and effectively removing mold from a property. It serves as a roadmap for mold remediation professionals to follow during the cleanup and restoration process.
The inspection is a non-invasive visual observation of the readily accessible and visible areas of the building, components, and systems identified in the International Association of Certified Indoor Air Consultants Standards of Practice.
Complete Mold Inspection
- We will perform: a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building; moisture, temperature, and humidity measurements; and mold samples.
- Depending on the size of issue, We normally suggest a minimum of 5 Samples will be collected:
- 1 Exterior Control Air Quality Samples
- 4 Interior Test Samples which will be a combination of Air Quality and Swab Samples.
- Additional Air Quality and/or Swab Samples can be added to service.
- Also includes a Mold Assessment Protocol which outlines tasks and procedures to properly remediate mold within a home.

A Post-Remediation Mold Assessment is conducted to confirm that a structure has been successfully remediated of mold and is safe for occupancy.
The purpose of this assessment is to verify that mold contamination has been properly removed and that the conditions promoting microbial growth, such as excess moisture, have been resolved. The inspection will evaluate treated areas and describe any remaining microbial presence or conducive conditions.
The inspection includes a non-invasive visual observation of the remediated areas, along with moisture, temperature, and humidity measurements, following the International Association of Certified Indoor Air Consultants Standards of Practice for post-remediation assessments.
Post-Remediation Assessment Includes:
- We will perform:
- A non-invasive visual examination of the remediated areas.
- Moisture, temperature, and humidity measurements to confirm that conditions no longer promote mold growth.
- Collection of mold samples to verify air quality and surface cleanliness.
- For most cases, we recommend a minimum of 3 Samples:
- 1 Exterior Control Air Quality Sample
- 2 Interior Test Samples (Air Quality or Swab Samples, as needed).
- Additional samples can be collected based on the size and complexity of the remediation area.
- Mold Assessment Protocol:
- Includes a detailed report with findings, confirming proper remediation and providing clearance recommendations as needed.

WHY IS POST-REMEDIATION ASSESSMENT IMPORTANT?

- Safeguards Your Home:
- Unresolved mold issues can cause further damage to your home and personal belongings. Verifying that remediation is complete prevents future contamination and costly repairs.

VOCs – Volatile Organic Compounds Testing
Volatile Organic Compounds (VOCs) are chemical pollutants released into the air from everyday materials and products, potentially causing health issues. A VOC testing assessment identifies and measures these compounds in your indoor environment to ensure air quality is safe.
The purpose of this assessment is to detect elevated VOC levels and identify possible sources of contamination. VOCs are commonly emitted from building materials, cleaning products, paints, and furnishings. Prolonged exposure can lead to respiratory issues, headaches, and other serious health concerns, especially for sensitive individuals.
The assessment is conducted following the International Association of Certified Indoor Air Consultants Standards of Practice, using advanced equipment for precise analysis.
VOC Testing Includes:
- We will perform:
- A non-invasive visual examination of the areas.
- Collection of air quality samples from designated areas in the building.
- Use of specialized equipment to measure VOC concentrations.
- Identification of potential sources contributing to elevated VOC levels.
- Collection of mold samples to verify air quality and surface cleanliness.
- For most cases, we recommend 1 sample. (included)
- 1 Interior VOC Test Sample
- Additional samples can be collected based on the size and complexity of the area.
- Air Quality or Swab Samples, if needed. (not Included)
- Additional samples can be collected based on the size and complexity of the area.
- 1 Interior VOC Test Sample
- VOC Testing Report:
- Includes a detailed report with findings, analysis of VOC levels, and recommendations to improve indoor air quality.

WHY IS VOC TESTING IMPORTANT?
- Protects Your Health:
- Prolonged exposure to VOCs has been linked to respiratory issues, headaches, and other serious health concerns. Identifying and addressing elevated VOC levels helps reduce health risks for your family or employees.
- Improves Air Quality:
- Testing for VOCs ensures that your indoor environment is safe by identifying harmful pollutants and their sources. This helps create a healthier, more comfortable space to live or work.
Hope Home Inspections, LLC does not offer remediation services for elevated VOC levels. For resolution, we recommend consulting an air quality specialist or licensed professional.

VOCs – Volatile Organic Compounds Testing
IF THERE WAS A WAY TO ENSURE YOU ARE BREATHING HEALTHY AIR IN YOUR HOME, WOULDN’T YOU WANT TO KNOW ABOUT IT?
Maintaining good indoor air quality is important for your health. According to the EPA, indoor air quality poses a greater health hazard than outdoor air pollution, with pollutant levels averaging 2-5 times higher than outside air. More than 80% of the homes measured for indoor air contaminants exceed recommended safe levels of airborne chemicals.
Products and materials present in our homes constantly emit chemicals, called Volatile Organic Compounds (VOCs) into the air. Exposure to VOCs can cause numerous health issues, from headaches and nausea to respiratory and digestive irritation to asthma exacerbation.
Babies, young children, pregnant women, older persons, and people with respiratory or cardiovascular disease can be more vulnerable to indoor air pollution. If your family is made up of any of these groups of people, then an air quality assessment would be wise.
Indoor air pollution is one risk that you can avoid if you are informed. A VOC test can give you peace-of-mind and put you on the path to a healthier home.
WHY TEST?
- Newer, more energy-efficient homes do not “breathe” correctly. Home Air Check could potentially discover HVAC (freon) issues so they can be corrected.
- Carpet, vinyl and laminate flooring, cabinets, counter tops, and other building materials use adhesives that “off-gas” continuously for years. Many are manufactured using hazardous chemicals, some that can cause cancer.
- Many man made materials contain formaldehyde, which is a known human cancer-causing agent, including engineered wood products (particle board, plywood, MDF, flooring, etc.), personal care and cleaning products, glues, paints and coatings and air fresheners. It is also a byproduct of fuel-burning appliances, fireplaces, tobacco smoke and more.
- MVOCs are Volatile Organic Compounds that molds produce and are an indication of active mold growth.
Hope Home Inspections wants to ensure that houses are in good working condition and safe for their customers. That is why we have invested in the equipment to provide indoor air quality tests that will give you a total assessment of the air in your new home.
